Most listings here get a few photos in a Drive folder. Yours gets an audience.

The Feel First Method: your home filmed as a story and shown to buyers in the U.S., Canada, Mexico City, Guadalajara and beyond, in English, Spanish and Hebrew. Matched to the people looking for exactly its style, with honest updates along the way.

Why it's different

Everyone wants your listing. Ask what they'll actually do with it.

There's no MLS in the Riviera Maya. Most listings are a few photos shared in broker WhatsApp groups and a Drive folder, and the same home gets posted by many agents at different prices. Buyers scroll past it, because it looks like everything else.

Who buys here

Your buyer probably doesn't live in Playa yet.

They're planning from Toronto, Austin, Mexico City or Guadalajara. Mexican-American families buying closer to home. Couples saving homes on Pinterest months before they call an agent.

I spent 11 years in hospitality and property management watching how people choose where they want to wake up. They don't choose a floor plan. They choose a feeling. So I market your home to the people already looking for it, in their language.

Your home, shown the way it feels to live in it.

The Feel First Method

Six steps, from the first walk-through to the keys.

  1. We walk it together

You show me the home the way you live in it: the morning light, the quiet corner, what you'll miss. That becomes the story buyers hear.

  2. A price you can defend

There are no public sold prices here, so I ask the market: what's for sale nearby, what sold and for how much. You get a clear number and the reasons behind it.

  3. Filmed like a story

I walk through your home myself on camera. Several short reels, each opening a different way, plus wide photos of every room and a one-page brochure buyers can save.

  4. Shown where buyers dream

Instagram, Pinterest, YouTube and the expat groups where buyers ask questions, plus my website, where your home is matched to buyers searching by style and to their Pinterest boards.

  5. Only serious buyers

Every reel has its own keyword that brings buyers straight to my WhatsApp. I ask the right questions first and offer a live video tour before anyone books a flight.

  6. Honest updates, all the way

After every showing or serious inquiry: what buyers said and what I'd change. Exclusive listings also get a regular report. And when a buyer contacts me, I tell them upfront that I represent you.

Let's talk about your home

Thinking about selling? Start with a conversation.

Tell me a little about your home. I'll come back to you myself with what I see in the market for homes like yours, and how I'd show it. No pressure, and no commitment.

I will never rush you.

I'll answer you myself, usually within a day.
